Our mission is to completely regenerate the existing building making it adequate to the new housing needs, however without upsetting the existing urban fabric. Seismic adaptation, sustainability and renewable energies are the basis of the design choices. These were taken to obtain housing with 3 classes with more than seismic resistance and with a classroom Energetics A+ with almost zero emissions.

This result is obtained through the high degree of thermal insulation of the external cladding envelope, the use of efficient technologies for air conditioning and the use of sources renewable with consequent environmental protection, ensuring high internal comfort; the result is a considerable saving on energy consumption and therefore economic for the management of the single house.

The building will undergo some substantial changes both in form, with the construction of large balconies and terraces, and in the structure. The latter will be integrated and improved by three seismic classes. The site conversions that contribute to this improvement are the construction of reinforced plaster, the demolition of the walls of the third floor and the reconstruction of the same with high-performance blocks and the reconstruction of the roof.

The roofing of the top floor and the stairwell is flat with a non-usable terrace. All terraces and balconies will be waterproofed in accordance with the best construction techniques, including waterproofing elastic mortar. The gutters and down spouts for the collection of rainwater from the terraces and balconies will be made with fire-painted aluminum pipes and will run along the facade.

The entire facade of the building will be covered with the "external coat" system. The wall will be thermally and acoustically insulated by means of rock wool panels of adequate thickness to guarantee the required energy performance, These are applied on the external side of the wall facing and fixed to it by gluing and mechanical anchoring with special plugs. The insulating panels will be protected on the external side by a layer of reinforced plaster with alkali-resistant mineral fiber mesh and by a surface finishing and painting treatment.

The system developed by Knauf ® used for the construction of partitions offers a valid alternative to traditional materials, as well as to solid masonry construction systems. It is able to face the most extreme climatic situations, both indoors and outdoors. And allows to optimize the thermal performance of the building, reducing energy costs even over 30%. The dry layered technology also lends itself to acting as a solution with regards to the aspects relating to acoustic insulation. The coated gypsum plates fixed to the profiles act as opposing masses and inside the air gap acts as a "spring" absorbing noise. A high-performance sound-absorbing material is inserted into the gap created between the metal frames to increase the insulation power. The internal partitions will be made with Knauf W112 partition or similar with soundproofing power characteristics higher than those required by the standards between one apartment and another. The wall is made up, in its essential elements, of a single frame with galvanized steel profiles; coating on both sides of the frame made with a double layer of Knauf sheets, the first GKB and the second Diamant type with high density and mechanical resistance; a double layer of 70 mm Knauf mineral wool insulating mat will be inserted in the gap between the uprights. The bathroom wall that will house the GEBERIT cistern will be made with Knauf W115 + 1 partition with sound insulation characteristics significantly higher than the minimum required by the standards. The wall is made up, in its essential elements, of a double frame with galvanized steel profiles; the external covering on both sides of the frame will be made with a double layer of Knauf sheets. The first GKB and the second Diamant type with high density and mechanical resistance; a single layer of Knauf GKB sheets will be installed on the inner side of the framework. And a double layer of Knauf mineral wool insulation mat 60 mm each will be inserted in the gap between the uprights.

Windows, French windows and external wall covers will have a threshold in light-colored travertine stone with a stuccoed and smooth finish, 3 cm thick, with a drainer overhanging 2 or 3 cm with respect to the facing of the wall; the finish of the visible ribs will be straight and beveled. The travertine plinths, as well as the thresholds and the frames of the door and windows, will be restored as they are now, naturally replacing those deteriorated by time and / or which are in poor condition.

The fixtures will comply with the standards for thermal and acoustic insulation, made of white dyed PVC with KOMMERLING ELEGANCE 70 profile. This profile combined with double glazing allows to reach the highest required standards in terms of energy saving. All windows and French windows will be equipped with iron shutters treated with anti-rust and powder painting. The internal doors of GIO.MA. DOORS white, mod. Katia or similar, will have dimensions 80cm x 210cm or 70cm x 210cm, with a laminated fir wood frame with a section of 40mm x 100mm, covered with cpl foil glued with polyurethane glues and a satin gray handle. The panel made with perimeter frame in laminated fir wood with a reinforcement at the height of the lock. The internal honeycomb honeycomb structure on both sides is covered with a white 4 mm mdf panel and then veneered with real cpl laminate glued with polyurethane glues. Alternatively, the customer can choose the door color from the Gio.Ma Porte catalog, quoted separately based on type and model. The armored entrance door is equipped with a European cylinder, a draft excluder on the floor. And an internal covering panel of the same essence and finish as the internal doors.

The internal walls will be smoothed and sanded ready to be painted with a roller with washable white paint. The ceilings painted with a roller with tempera paint. Optional upon request, they can be painted with other colors chosen by the customer.

In the bathrooms porcelain sanitary appliances of the KARAG Eolis series or similar brand will be installed. The shower tray will have dimensions 70cm x 90cm. The taps will have a single hole mixer and will be of the brand MeL srl NAPOLI series or similar. The recessed cisterns for toilets will be GEBERIT in pvc, with a double button. In one bathroom there will be a loading / unloading connection for washing machines.

The customer can customize the interior finishes choosing from several types of 1st choice porcelain stoneware floors. Among the brands that will be made available, by way of example, we mention EVOLUZIONI CERAMICHE, whose vast sampling and suitable for every need. This will allow you to choose between various shades of 15cm x 60 cm format, wood effect. Alternatively, the Customer can choose between other formats, made available by the D.L., which will be quoted separately based on the quantity and type:
- EMOTION series size 60cm x 60cm.
- ABSOLUTE series, size 60cm x 60cm or 30cm x 30cm, in Gray or Taupe color.
The 1st choice ceramic bathroom coatings will finish the walls up to 2.00 m in height (or in any case defined according to the size of the tile); you can choose between two types of EVOLUZIONI CERAMICHE brands:
- VILLAGE series, 25cm x 75cm format (background + decoration with laying pattern proposed by the Technical Staff).
- SOHO series, size 25cm x 75cm (background + decoration with laying pattern proposed by the Technical Staff).
The kitchenettes will be covered with 1st choice ceramic, VILLAGE series, size 25cm x 75cm (striped decoration).
The walls will be finished with white wooden skirting to obtain better acoustic insulation between rooms.
The floors of the balconies will be in 1st choice anti-freeze porcelain stoneware, size 15cm x 15cm, or 20cm x 20cm, in the same tones used for painting the external walls.

The parapets of the balconies will be made with iron railing treated with two coats of anti-rust and paint, which will have support columns complete with external anchoring plate on the floor, tubular handrail and lower panel in pre-galvanized sheet metal with a height of 60 cm, perforated with light holes of 15mm x 15mm spaced apart. All powder coated.

The apartments will be air-conditioned all year round (summer and winter) in Energy Class A; the system is autonomous both for air conditioning and for the production of domestic hot water with dedicated electric heat pumps. The system will consist of the following devices and user circuits:
- high efficiency air / air type heat pump in energy class A of mono or dual type that feeds Split type modules suitably positioned.
- The production of domestic hot water will be guaranteed by the installation of a high energy efficiency heat pump that will feed a storage tank, EMMETI model EQ2018 or similar. The electricity consumption of the heat pumps will be compensated by a photovoltaic system for individual electricity production for each real estate unit sized according to current legislation.
The construction of the water network will include connection costs.

The electrical system will be carried out in compliance with law 46/90 and subsequent amendments; in particular, based on chapter 37 of the new CEI 64-8 Standard "Residential Environments - System Performance", the electrical system will be classified as level 1 in order to ensure adequate usability and comfort with the needs of modern residential systems. The plant will be sized for an electric power of 6 KW. Tab A of chapter 37 of the new CEI 64-8 standard describes the minimum light points and sockets for each room: by way of example, next to the main local TV socket (e.g. in the living room), provision must be made for 3 power sockets . Additional TV sockets must have at least one power socket next to that necessary for the TV. In the kitchen, in addition to the sockets and light points normally provided, an additional socket specially designed for loading the induction plate will be added. In the same Tab A precise provisions are given on the number of electrical circuits and on the type of switches that must make up the main panel; in this case, according to the size ...of the units, there will be from 2 to 6 ...circuits (for the sockets and for the lights) with 1 main switch and 2 or 4 differential switches (of which at ...least 1 type A) and 2 or 4 magneto-thermal switches. Each accommodation there is a telephone socket in the living room and a telephone socket for each bedroom. The materials used will be of the highest quality, certified by an Italian quality brand. The system will be of the removable type in heavy series corrugated PVC ducts with a section greater than 50% compared to the threaded cables, with electrolytic copper conductors insulated in ethyl-propylene rubber, under a thermoplastic material sheath with insulation degree 4 and proportionate section to the expected loads. And in any case not less than the minimums set by current legislation. The prearrangement will be made for the construction of a high performance anti-intrusion system of the traditional wired type which includes the pipes (with pilot) from the control unit box to all the windows and or French windows, the door as well as the room volumetric. The junction boxes will be of the built-in type in self-extinguishing thermoplastic material, guides for fixing to the bottom of the terminal blocks with cover fixed with screws. The control and use devices (switches, sockets, diverters, etc.) will be built-in with a plastic box and a resin cover of the BTICINO Light series or similar. The ground network, consisting of copper rods fixed in the ground placed inside manholes with inspectionable manhole covers, will be extended to all users and will be connected to the riser connected to an equipotential node. The energy needs of each real estate unit will be assisted by a photovoltaic system for electricity production, suitably sized according to current legislation. The technical and administrative costs for the commissioning of the photovoltaic system, which must take place after the activation of the electricity meter and which are nominative for the owner of the electricity meter, are not included.

EXTERNAL ACCOMMODATIONS The garden fence will be built with a 40 cm high reinforced concrete curb surmounted by Keller-type grating for a total height of 1.80 m.

The small size of the stairwell allows the installation of a lifting platform that will serve all floors with functions similar to those of an elevator and with automatic doors in the cabin and on the floors. The condominium electrical system will consist of an electrical panel and counter for powering external lighting with watertight ceiling lights, gate motorization, centralized television system, video intercom system and the lifting platform. Specific characteristics are to be maintained of the initial construction. An attempt will be made to preserve and restore the original coating of the stairs and the entrance door padding after polishing. The current asphalt will be restored on the external square by spreading a new layer of bituminous conglomerate in order to ensure the perfect leveling of the square for the mile flow of rainwater The outdoor sidewalks paved with non-slip outdoor tiles. The waste water network consisting of pipes and wells will be connected to the public network. Anything not better specified in these Specifications is to be considered extra and therefore to be agreed with the Client or D.L.

Upon delivery of the real estate units, in the notarial deed, the following will be delivered documentation:
- plant certifications: declarations of conformity;
- energy certification: A. P. E. (Energy Performance Certificate);
- use and maintenance booklet for plant equipment.
