This result is achieved through the high degree of thermal insulation of the external cladding, the use of efficient technologies for air conditioning and the use of renewable sources with consequent environmental protection, ensuring high internal comfort; the result is a considerable saving on energy consumption and therefore economic for the management of the single home.

The building will undergo some substantial changes both in form, with the construction of large balconies and terraces integrated into the structure which will be improved by three seismic classes; the interventions that contribute to this improvement are the construction of reinforced plaster, the demolition of the walls of the third floor with the reconstruction of the same with blocks for load-bearing masonry and the reconstruction of the roof slab.

The roofing of the top floor and the stairwell is flat with a terrace, thermal insulation will be guaranteed by an 8 cm thick insulating panel, waterproofing will be performed with walkable PVC sheet welded and anchored to the floor; the terraces will have an 8 cm thick insulating panel surmounted by a double layer of waterproofing sheath and sand and cement screed for fixing the tiles; the valleys and descendants for the collection of rainwater from the terraces and balconies will run in sight along the façade and will be made with PCV piping covered with fire-painted sheet metal casings.

The entire facade of the building will be covered with the "external coat" system. The wall will be thermally and acoustically insulated by means of insulating panels with a thickness of 8 cm, adequate to guarantee the required energy performance, applied to the external side of the wall and fixed to it by gluing and mechanical anchoring with special plugs. The insulating panels will be protected on the external side by a layer of reinforced plaster with alkali-resistant mineral fiber mesh and finally by a surface finishing and painting treatment.

The system developed by Knauf ® and used for the construction of partitions, offers a valid alternative to traditional materials, as well as to solid masonry construction systems. It is able to face the most extreme climatic situations, both indoors and outdoors and allows to optimize the thermal performance of the building, reducing energy costs even over 30%. The dry layered technology also lends itself to acting as a solution as regards the aspects relating to acoustic insulation: the coated gypsum sheets fixed to the profiles act as opposing masses and inside the air gap acts as a "spring" absorbing noise. To increase the insulation power, a high-performance sound-absorbing material is inserted into the gap created between the metal frames. The dividing walls between the apartments will be made with Knauf type W115 + 1 internal partition wall, with a minimum thickness of 222.5 mm, with a double metal frame, double cladding in coated gypsum plates and a cavity plate, for a total of 5 slabs with interposed panel of Knauf Mineral Wool 35 wool, all such as to comply with the soundproofing requirements set by the law. The internal partitions will be made with Knauf W112 partition or similar with soundproofing power characteristics higher than those required by the standards between one apartment and another. The wall is made up, in its essential elements, of a single frame with galvanized steel profiles; coating on both sides of the frame made with a double layer of Knauf sheets, the first GKB and the second Diamant type with high density and mechanical resistance; a double layer of 70 mm Knauf mineral wool insulating mat will be inserted in the gap between the uprights. The bathroom wall that will house the geberit cistern will be made with Knauf W115 + 1 partition with significantly higher soundproofing characteristics than those minimum required by the standards. The wall is made up, in its essential elements, of a double frame with galvanized steel profiles; the external covering on both sides of the frame will be made with a double layer of Knauf sheets: the first GKB and the second Diamant type with high density and mechanical resistance; a single layer of Knauf GKB sheets will be installed on the inner side of the framework; a double layer of Knauf mineral wool insulation mat 60 mm each will be inserted in the gap between the uprights.

The travertine plinths, as well as the thresholds and the frames of the door and windows, will be restored as they are now, naturally replacing those deteriorated by time or/and which are in poor condition.

The windows will meet the standards for thermal and acoustic insulation, made of white-stained PVC with wood effect. The profile combined with a double glass allows to reach the highest prescriptive standards in terms of energy saving. All windows and French windows will be equipped with iron shutters treated with anti-rust and powder painting, with the exception of the bathroom window which will be equipped with a fixed grate. The internal doors of GIO.MA. DOORS white, mod. Katia or similar, will have dimensions 80cm x 210cm or 70cm x 210cm. The customer can choose the door color from the Gio.Ma Porte catalog, quoted separately based on type and model. The armored entrance door is equipped with a European cylinder, floor draft excluder system and internal lining panel in the same color as the internal doors.

The internal walls will be smoothed and sanded ready to be painted with a roller with washable white paint, the ceilings painted with a roller with tempera paint; on request as an option, they can be painted in other colors chosen by the customer.

In the bathrooms, bathroom fixtures in porcelain of the countertop type of the ARTCERAM brand will be installed. Model A16 The shower tray will have dimensions 70cm x 90 cm, in white glazed ceramic. The taps will have a single hole mixer and will be of the brand MeL srl NAPOLI series or similar. The recessed cisterns for toilets will be GEBERIT in pvc, with double button. In the bathroom there will be a loading / unloading connection for a washing machine.

The floors will be in 1st choice porcelain stoneware of a leading brand, wood effect size 15 x 60cm or 20 x 120cm, or concrete effect size 60cm x 60cm. The 1st choice ceramic bathroom claddings will finish the walls up to 2.00 m high in the shower and up to 120 cm high over the rest of the bathroom, these heights are indicative as they will depend on the size of the tile. The kitchenettes will be covered with 1st choice ceramic, only for the part between wall units and base units. The walls will be finished with wooden skirting, to obtain better results from the point of view of acoustic insulation between rooms. The floors of the balconies will be in anti-freeze porcelain stoneware of 1st choice size 20 x 20 cm, or 20cm x 20 cm, in the same tones used for the painting of the external walls.

The balcony parapets will be made with iron railing treated with two coats of anti-rust and paint, which will have support columns complete with external anchoring plate on the floor, tubular handrail and lower panel in galvanized sheet with a height of 60 cm , perforated with light holes of 15mm x 15mm spaced apart. All powder coated.

The apartments will be air-conditioned all year round (summer and winter) in Energy Class A; the system is autonomous both for air conditioning and for the production of domestic hot water with dedicated electric heat pumps. The system will consist of the following devices and user circuits:
- high efficiency air / air type heat pump in energy class A of mono or dual type that feeds Split type modules suitably positioned;
- high energy efficiency heat pump, for the production of domestic hot water, which will feed a storage tank of approximately 120 liters. Each apartment will be connected to the condominium water meter and will have its own counter for consumption accounting.

The electrical system will be carried out in compliance with law 46/90 and subsequent amendments; in particular, based on chapter 37 of the new CEI 64-8 Standard "Residential environments - System performance", the electrical system will be classified as level 1 in order to ensure adequate usability and comfort with the needs of modern residential systems. The plant will be sized for an electric power of 6 KW. Tab A of chapter 37 of the new CEI 64-8 standard describes the minimum light points and sockets for each room: by way of example, next to the main local TV socket (e.g. in the living room), provision must be made for 3 power sockets . Additional TV outlets must have at least one power outlet next to it in addition to that needed for the TV. In the kitchen, in addition to the sockets and light points normally provided, an additional socket specially prepared for charging the induction electric plate will be added. In the same Tab A precise provisions are given on the number of electrical circuits and on the type of switches that must make up the main panel; in this case, according to the size of the units, there will be from 2 to 6 circuits (for the sockets and for the lights) with 1 main switch and 2/4 differential switches (of which at least 1 type A) and 2/4 magnetothermic switches. For each accommodation there is a telephone socket in the living room and a telephone socket for each bedroom. The materials used will be of the highest quality, certified by an Italian quality brand. The system will be of the removable type in heavy series corrugated PVC ducts with a section greater than 50% compared to the threaded cables, with electrolytic copper conductors insulated in ethyl-propylene rubber, under a sheath of thermoplastic material with insulation degree 4 and proportionate section to the expected loads and in any case not less than the minimums set by current legislation. Preparation will be carried out for the construction of a traditional wired anti-intrusion system which includes the pipes (with pilot) that go from the control unit box to all the windows, French windows and door, in addition to the room volume. The junction boxes will be of the built-in type in self-extinguishing thermoplastic material. The control and use devices (switches, sockets, diverters, etc.) they will be built-in with plastic box and resin lid of the BTICINO Light series or similar. The ground network, consisting of copper earth electrodes fixed in the ground placed inside manholes with inspectionable manhole covers, will be extended to all users and will lead to the riser connected to an equipotential node. The energy needs of each real estate unit will be assisted by a photovoltaic power plant, suitably sized according to current legislation. The technical and administrative costs for commissioning the photovoltaic system, which must take place after the activation of the electricity meter and which are nominative for the owner of the electricity meter, are not included.

The small size of the stairwell, however, allows for the installation of a lifting platform that will serve all floors. The condominium electrical system will consist of an electrical panel and counter for powering external lighting with watertight ceiling lights, gate motorization, centralized television system, video intercom system and the lifting platform. To maintain the specific characteristics of the initial construction, we will try to preserve the original upholstery of the entrance door padding. The internal stairs will be covered in travertine stone. A metal fence with a pedestrian and driveway gate will be installed along via del Trullo. A fence consisting of poles and wire mesh will be placed on the remaining parts; the overall height will be 1.80 m. The current asphalt will be restored on the external square by spreading a new layer of bituminous conglomerate in order to ensure the perfect leveling of the square for the best flow of rainwater. The external sidewalks will be paved with non-slip outdoor tiles. The black water network consisting of pipes and wells will be connected to the public network. Anything not better specified in these Specifications is to be considered extra and therefore to be agreed with the Client or D.L.

Upon delivery of the real estate units, the following will be delivered during the notarial deed Documentation: ITALY
- plant certifications: declarations of conformity;
- energy certification: A. P. E. (Energy Performance Certificate);
- use and maintenance manual of the plant equipment.
